Glazed Extensions in the West Midlands

The popularity of glazed extensions in Britain doesn’t appear to be in any danger of slowing down any time soon – did you hear about P&O Cruises adding conservatory-style room extensions to their cabins?! Maximum single-storey glazed extensions that don’t need planning permission

As long as you stay within these guidelines, you shouldn’t need to apply for planning permission for your single storey extension:

  • The glazed extension must not sit forward of the main building
  • Building materials should be similar
  • If the glazed extension is within 2m of any boundary, the eaves cannot exceed a height greater than 3m & no more than 4m in height otherwise
  • Rear glazed extensions must not be more than 4m in depth for a detached home or 3m in depth for semi-detached or terraced home
  • The width of side glazed extensions must not exceed half the width of the original dwelling.
  • In addition, outside designated land and Sited of Specific Scientific Interest, the limit is increased to 6m for attached houses and 8m for detached houses until 30th May 2019.

Maximum two storey glazed extensions that don’t need planning permission

As long as you stay within these guidelines, you shouldn’t need to apply for planning permission for your two-storey extension:

  • Cannot be taller than the highest part of the original dwelling’s roof
  • Building materials should be similar
  • Cannot extend beyond the rear wall by more than 3m
  • Must be at least 7m from the boundary
  • Cannot be positioned on the front of the original dwelling
  • Cannot be positioned to any wall parallel to the highway
